Preparing Yourself for Renting:
Most importantly you will need to obtain a credit report at equifax.com for a nominal fee. The credit report shows your credit rating; current liabilities and expenses including student/car loans.
Secondly, ask your employer for a letter of employment. Most landlords require both items before they even consider you as a candidate.
Thirdly, make sure you have a deposit ready to go when you sign the lease (usually 24 - 48 hours upon acceptance). Typically you will need two months rental deposit and it should either be a bank draft or certified cheque. This deposit is due upon acceptance of your offer.
One important note to keep in mind is the landlord must give you back between 4% and 6% on your last months deposit calculated on a yearly basis. Just think for example: a last months deposit of $1200 x 6% over a 3 year rental term equals $216 in your pocket. It is part of the landlord tenant act and all landlords must comply.
